“When we were selling our home in Mendham Borough, after 30 years, our realtor Laura Coutts with Compass, recommended that we contact Donna Levey who stages homes for sale to get the highest price. Donna came in, assessed our entire home, then began the transformation. She replaced many of our items with her items, and it literally transformed our house, into a home “ready to sell”. She has impeccable taste and a great “eye” for creating a fresh, desirable home.
We sold our home in “days” and we got 100k over the asking price!!
I believe this wouldn’t have happened if we didn’t hire Donna! Anyone selling, or thinking about selling should book Donna Levey Asap!” - Diane
A well-staged home allows buyers to mentally move in, picturing themselves cooking in the kitchen, relaxing in the living room, or unwinding in the bedroom.
I take into account your target market and resident profiles to stage the home to draw in buyers, make them feel at home and help them envision a beautiful life together.
Home staging isn't about erasing the seller's unique style; it's about amplifying it in a way that resonates with potential buyers. Home staging is a proven discriminator and essential part of the marketing and sales process.
Request a consultation to start the staging process. During the consultation, we will tour your home together and review recommendations to showcase the property's unique features, such as architectural details, views, floorplan or a fireplace by using the appropriate furnishings and decor to draw attention to these focal points, improve flow and functionality.
After the consultation, you will receive a proposal outlining how we will best showcase your home using existing furnishings along with selections from my inventory to enhance the space while staying on budget. You will also receive suggestions for conquering the clutter, what to save, and what to sell, as well as suggestions for home maintenance repairs that will appeal to your target buyers and help you sell your home fast.
Once we agree on a plan, we finalize it in a contract and move into preparing and staging the home. With the added option of project management, I can manage home improvement projects agreed upon to get the home updated, cleaned and ready for your realtors marketing, photography and video, working with your contractors or my trusted network of professionals.
Once the work is done and the home is clean and ready for staging, we stage with the appropriate furnishings and accessories to appeal to your target audience and increase your sale price.
You’ve reviewed and accepted offers, made it through negotiations and sold your home. We will then schedule a time to collect our inventory.
It’s that easy, with dedication on our side, it takes weeks to accomplish cleaning, updating and selling your home instead of years.
I’m Donna Restaino Levey, a certified home stager.
I’m here to guide you through the process, making it a seamless and enjoyable experience. Together, we can unlock the full value of your home, attracting more buyers and ultimately securing a higher sale price for you.
Accelerate the Sales Process
In pursuit of expeditiously moving forward with your next chapter in life? Staging plays a pivotal role in facilitating swift transactions. A meticulously staged home typically enjoys a shorter duration on the market, allowing you to transition seamlessly.
Maximize Property Valuation
Staging accentuates the distinctive features and attributes of your home, frequently leading to more substantial offers from discerning buyers, giving you greater return on investment.
Competitive Edge
The ability to distinguish your property is paramount. Staging accomplishes precisely that, allowing your home to pop off the listings page. Staging increases the likelihood your property will sell instead of sitting for months without offers.
Raise Your Sale Price by 6-10%:
Did you know that professionally staged homes can increase the sale price by 6-10%? It's an investment that pays off.
Tax Deductible Staging:
The cost of staging is tax deductible, which means you can offset a significant portion of the staging expenses. It's a win for your home's presentation and your wallet.
Swift Sales:
Homes that are not staged tend to linger on the market for approximately 180 days. In contrast, staged homes sell on average in just 23 days. That's a substantial reduction in waiting time.
Maximize Your Profit:
Staging can lead to impressive results. Approximately 85% of staged homes sell for 5%-23% over the list price, ensuring you get the most out of your investment.
Transform to captivate
For 25% of buyers, the presence of staging is crucial to their decision-making process. Staging helps them visualize the home's potential and imagine it as their future residence.
Increase Offer Price:
Did you know 20% of home buyers are willing to increase their offer price when they encounter a staged home. It's a testament to the powerful impact of staging on buyers' perceptions and willingness to invest.
Within the first 8 to 12 seconds, prospective buyers have formed their first impression.
Does your home live up to the condition expected for the listing price?
Making sure that first impression is a strong one is imperative.
Buyers are discerning, so the first impression can make or break a potential buyer's interest. The initial visit is a critical moment where buyers form their initial impressions and decide if a house aligns with their expectations, needs and dreams.
It sets the tone for their overall perception and influences their decision-making process. Even in a Seller’s Market, you only have 7-10 seconds to make a good first impression on home buyers. This can be the difference between getting a top dollar offer and being passed by.
Over 51% of buyers view the home they ultimately buy on the internet first. That means your photos, as well as your property, are key to that first impression. How can you make sure your home photos pop online? Stage the home properly to maximize its features, hire a professional realtor with strong marketing and a professional suite of photographers, videographers and marketing who’s experienced in real estate in your area, and work with your Realtor and Stager on a comprehensive marketing plan that includes photos, details, and a video tour. Better marketing brings in better traffic and better offers, period.
Buyers are not gullible. They want the condition of the home to be good before they are willing to whip out the checkbook! Some miss the boat and leave money on the table by just assuming their home is special (because its been special to them) and buyers will pay anything to get their home. Not true. The smart seller’s know those first 7 seconds, before they even make it inside the house can make or break the offer price and time on the market!
