Typical staging fees prior to selling are 1% to 3% of the homes selling price.

The exact cost of staging is determined by the:

  • Size of the home
  • Number of rooms to be staged
  • Amount of work needed to get your home ready for sale
  • Services you need us to perform for you

Staging Redesign of an Occupied Home

This is partial home staging as I redesign what you already have by eliminating, repurposing and re locating what’s part of your home. It begins with a consultation to assess the condition and contents of your home in order to formulate the best design and decor plan using what is available. This meeting may be done with or without the realtor. 

DRL Home’s hands-on work happens on staging day, minimizes perceived flaws and maximizes the home's assets and presentation. We rearrange small scale furnishings, style cabinets, beds and bookshelves, rehang artwork and accessorize with what you own in ideal, imaginative ways. Often managed by 1-2 staging professionals in 1-half to 1-full day pending the scope of work required.

I can recommend additions and enhancements to make the home more marketable and saleable as a Service I provide at an additional cost. Referrals provided for professional work deemed required such as painting, carpentry, handy work, electrical.

Consultation & DIY Written Report 

Created for the DIY client, this staging service provides a walk and talk consultation up to 90-minutes, with recommendations using existing furnishings & decor to make sure the property is prepared for market while you're still living in the home. In this meeting, I’ll assess colors, furnishings, floor plan, accessories, art, decluttering and add-ons. I will provide a proposal if you're interested in having DRL Home provide additional services or inventory, replace furniture, art and accessories to style the home to attract more buyers.

Vacant Home Staging creates an emotional connection with buyers that would otherwise be non existent so your property becomes memorable and desirable. Staging a home for 2 months typically translates to 1-3 percent of a home’s list price and depends upon the whole house or selected spaces (main rooms - living room, dining room, kitchen, master bedroom, outdoor). It includes (rental) furniture, accessories, staging time, labor, delivery and removal.
During our property walkthrough, we listen and learn about your project goals & budget, the buyer demographic, and share some recommendations. Next we provide an estimate with suggested rooms to stage that will have the most significant impact on buyers. Once you review and finalize a date, we send the contract to secure your installation. Handling it all from there, from design, to delivery, installation, and eventual pick-up. This meeting may be done with or without the realtor.
